The farmhouse is a traditional welsh cottage in a peaceful rural setting, which has been extended and renovated and retains its original character whilst offering every comfort for an enjoyable holiday. It has underfloor heating to downstairs rooms,combined with a traditional multi-fuel log fire stove in an oak-beamed inglenook fireplace. It is furnished to a high standard with oak flooring and traditional ledge and brace oak doors.

This is a no smoking property as are all our properties. Pets welcome for a charge of £25 per pet and provided there is no evidence of their stay at our cottage both inside and out on your departure. Damage deposit applies.

First floor ensuite bedroom Sitting room:
Spacious and comfortably furnished with sofas, light oak flooring and impressive inglenook fireplace with a roaring log fire stove, perfect for cosy evenings indoors. There is a wall-mounted flat screen Freeview LCD smart TV. A hand made oak staircase leads to upstairs from this room. The walls are traditional lime plaster and have exposed stonework, the window cills are traditional welsh slate. This room has a warm, timeless appeal with an open aspect to the front.

Family room:
A further reception room with light oak flooring, which can be used as a bedroom, it contains a sofa and PS3 games console and TV. Ideal for larger families with older children giving them a space of their own.

Kitchen:
A large room again with light oak flooring, oak kitchen units, granite worksurfaces, dual fuel range cooker, dishwasher, microwave and usual small appliances. Crockery and cutlery are provided. Large sliding french windows offer views of the sea and small garden area. A large chunky oak and granite table and chairs can seat eight in comfort.


Utility room:
A practical room with slate flooring containing a handy downstairs WC, this room has a washing machine, dryer and houses the gas boiler which is the back up heating for the property.

Main bedroom:
King size bed, furnished with fitted wardrobe with oak doors, pretty sea and country views from the sliding french doors with Juliette balcony.
Fully tiled ensuite with shower, washbasin, WC and mirror light with shaver socket.

Bedroom 2
A light and spacious room with traditional exposed beams with twin or superking zip and link bed (not both), views of the sea and countryside from the two windows.

Bedroom 3
Again a spacious room with sea views with twin beds.
Full ensuite with shower, washbasin, WC and mirror light with shaver socket.

Bathroom:
Fully tiled bathroom with Spa whirlpool bath with shower over,WC and large washbasin. Large mirror with shaver socket.

Bathroom with jacuzzi bath Outside:

A small charming garden area with patio IDEAL FOR AN EVENING BARBEQUE, fence and gate with stone steps to seating area beside a bubbling stream. Parking for two cars one at the front and one at the side of adjoining property.

Included in the price:
Gas, electricity, bedding, 1 basket of logs and small quantity of kindling.
A cot can be accommodated in any of the bedrooms, visitors are requested to bring their own travel cot although we can provide a high chair.

A deposit of 30% is required to secure your booking with the balance due 8 weeks prior to date of arrival, unless you are holidaying with us in the next 8 weeks in which case the full balance is due immediately by cheque. Cash on arrival may be requested if you have booked at very short notice. Guests are advised to take out their own holiday insurance as we cannot refund monies due to cancellation. A damange deposit will be requested please see our terms and conditions accompanying the booking form.
